Once considered Dubai’s sleeping mega-project, Palm Jebel Ali is now roaring back to life. With major contracts awarded, marine works completed on several fronds, and villa construction officially underway, Nakheel’s ambitious island is progressing steadily toward becoming one of the most exciting residential and investment destinations in the UAE.
As of mid-2025, the island is no longer just a masterplan on paper, it’s a construction zone alive with activity.
Fronds Are Ready – And So Is the Market
In 2024, Nakheel awarded a massive AED 810 million contract for dredging and marine works to Jan De Nul Dredging. This formed the foundation of the island’s transformation, including sand reclamation, beach shaping, and making the fronds ready for villa construction.
By the first quarter of 2025, the first eight fronds were successfully prepared, and the real estate market responded with strong interest. Early investors and end users alike are now looking at these fronds as prime plots for beachfront living, and with good reason, Palm Jebel Ali offers more than double the coastline of Palm Jumeirah.
Infrastructure Works in Full Swing
Alongside land preparation, infrastructure is being built at a rapid pace. In mid-2024, Nakheel awarded over AED 750 million in contracts for roads, electricity, telecom, and basic public services. This includes key access roads connecting the island to the mainland and internal networks that will eventually serve thousands of residents.
Major utility partners like DEWA have also stepped in, with two substations planned to power Palm Jebel Ali’s growing residential communities and hospitality zones. These infrastructure works are scheduled for phased completion by late 2026, aligning with the first handovers of villas.
Villas Under Construction Across Multiple Fronds
October 2024 marked a major milestone with the awarding of AED 5 billion in contracts for villa construction. Prominent developers including Shapoorji Pallonji, Ginco, and UNEC were selected to build over 700 villas across six fronds (K to P). These include homes from the highly sought-after Beach Collection and Coral Collection, featuring ultra-luxury waterfront residences designed with sustainability and space in mind.
Construction of these villas has now begun, and the first handovers are expected by the end of 2026. In addition, bids are currently under review for another 550 villas across fronds A to F, showing that momentum is not only strong but accelerating.
Why It Matters
Palm Jebel Ali is more than just another iconic development, it is deeply aligned with Dubai’s 2040 Urban Master Plan, which prioritizes suburban growth, sustainable communities, and decentralization of the urban core.
With over 13 square kilometers of land, 110 kilometers of planned coastline, and a focus on green infrastructure, the island is designed to be self-sustaining, walkable, and environmentally conscious. As construction advances, it’s becoming increasingly clear that Palm Jebel Ali is not just a vision of future living, it’s a fast-approaching reality.
Looking Ahead
With multiple phases now active, the development is on track to welcome its first residents within the next two years. Marine works are largely complete. Infrastructure is rising. Villas are under construction. And new phases are being launched and tendered.
For investors and buyers looking for long-term value, the window of opportunity is now. Prices are still in early-stage territory, but as more milestones are hit, that won’t last for long.
